We know that well designed units do in fact sell better, faster, and at higher prices. We are intimately involved in individual unit design with architects based on demographic target markets and can help create an optimal mix and identify building amenity packages to produce record sales results.


We also manage the interior design process; briefing the design team on the fit/finish preference, selecting a wide range of design details, and defining a common area aesthetic based on targeted buyer preferences.

SALES STRATEGY & IMPLEMENTATION

We have experience in marketing both large and small developments, entry level and truly luxury residences. We get involved in all aspects of the marketing including:


  • Interior designer selection for model homes and site sales office.

  • Advertising agency selection for signage, web site development, and    creative development of brochure materials.

  • Outreach to the broker and buyer community through events, web and traditional print advertising.

We are a research based marketing firm. We track not only new developments but also what is happening in the wider and deeper resale condominium market. Successes are repeatable if you know and understand the consumer and keep a constant pulse on specific markets.


The wants and needs of an urbanized 30 year old are quite different from a downsizing empty nester couple in downtown Bethesda. Success in attracting each requires a well planned strategy. We understand, and therefore can anticipate, their response in regard to their home shopping process… this includes timing in decision making, lifestyle needs and preferences, susceptibility to marketing, and response to differing advertising platforms.

FINANCIAL, LEGAL, AND
MANAGEMENT PARTNERSHIPS

We take the time up front to make sure that the condominium documents and purchase agreement reflect the most current issues in the market and that they are prepared and filed in a timely fashion so that sales can begin.


We work with the Management Company to develop the condominium budget and schedule of condominium fees. We help coordinate resident move-in and utility set ups. We coordinate the efforts of all buyer's lenders on a project to grant and maintain building compliance for loan approvals, provide buyer financing, and expedite the scheduling of loan appraisals.


We schedule buyer walk-throughs, ensure home completions, verify loan satisfaction,and schedule purchaser settlements on behalf of the seller. Our corporate administrative team communicates directly with financial, legal, and management partners to ensure a smooth process.
